Getting Your Northern Colorado Home Ready to Sell
Most sellers think the work starts when the sign goes in the yard. It doesn't. By then, almost every decision that will determine how your home performs has already been made.
Here's what that preparation actually involves.
Start with a real conversation about value
Not a website estimate — those don't know that you redid the kitchen, or that the house behind you backs onto a busy road. Pricing is the single most consequential decision in a sale, and getting it right at the start is worth more than any amount of repositioning later. A home priced correctly on day one attracts the most attention it will ever get. A home priced hopefully spends that attention and then has to ask for it back. Get a valuation on your home.
Fix the things a buyer will notice in the first ninety seconds
Buyers form an impression before they reach the kitchen. The front door and its hardware. The condition of the entry. Whether anything sticks, drips, squeaks or flickers. Burnt-out bulbs and running toilets cost almost nothing to fix and do real damage to a buyer's confidence, because small visible neglect makes people wonder about the things they can't see.
Empty the house of you
This is the hardest one. Family photos, collections, the good mess of a life being lived — all of it makes a buyer feel like a visitor instead of an owner. Clear the counters. Thin out the closets by a third, so storage reads as generous. Pull half the furniture out of any room that feels tight. Every room should have one obvious purpose.
Take the outside seriously
In Northern Colorado, the exterior does a lot of work. Trimmed edges, clean walks, a tidy entry, and a yard that looks cared for tell a buyer the home has been maintained. So does a clean, uncluttered garage — buyers here look at garages closely.
Then, and only then, photograph it
Your listing photos are your open house. Almost every buyer will decide whether to visit based on them alone. Which is exactly why the cleaning, decluttering and small repairs all have to happen first — you only get one chance to make the first impression, and online it lasts as long as the listing does.
